A Global Corridor along KMP Expressway is spurring a mega-development frenzy in and around Sonepat with several developers coming up with townships and malls here. Krishna Kumar Mangalam does a review

Sonepat is 50 km from Delhi along National Highway 1, which links NCR with Chandigarh. Also connected through a railway line to Delhi, Sonepat has emerged as an alternative residential hub to Manesar, Bhiwadi, Faridabad, and Greater Noida, in recent times. As per the plan for the National Capital Region, Kundli has been earmarked as a priority town in the Delhi Metropolitan Area (DMA).

Infrastructure Initiatives

Kundli-Manesar-Palwal (KMP) Expressway (The Outer Ring Road): The 135 km expressway, also known as Western Peripheral Expressway, is likely to be completed by 2011. This will provide the area north of Delhi the fastest access to international airport in the capital.

The KMP Expressway assumes significance because it will connect four of the most important industrial centers in Haryana, and intersect four of India's busiest National Highways — NH-1 near Kundli (Sonepat), NH-10 near Bahadurgarh, NH-8 at Manesar (Gurgaon), and NH-2 near Palwal (Faridabad). That means it will provide Sonepat connectivity to all these areas.

The KMP will give rise to a Global Corridor, which would be developed on 62,000 hectares land along the Expressway (Kundli-Manesar-Palwal). The catchment area falling within 15 km on either side of KMP would be around 5,029 sq km, with 14 new townships proposed on the Global Corridor. There is a proposal to develop a prestigious Rajiv Gandhi Education City, over 5,000 acres, in the area. For Phase I, allotment of 1,750 acre land has already started. 40 institutional plots ranging from 3 acres to 183 acres will be allotted for the purpose. According to Haryana government sources, an investment of Rs 1,100 crore will be made to develop the area in the first phase and all internal development works are in full swing.

Water supply lines, sewerage system, development of internal roads, stormwater disposal systems, and construction of a boundary wall are to be completed by 2009. Besides these, a number of other projects are being implemented in the area. According to the plan, the region will house several projects like Knowledge City, Kharkhauda City, World Trade Financial City, Medi City, Biotech City, Cyber City, Sampla City, Badli City, Entertainment City, Leisure City, Sohna City, Fashion City, and an European-Tech Park. Once all the proposed educational institutions, industrial estates, SEZs, IT parks, retail malls, commercial buildings, hotels and commodity markets will be operational in the next couple of years, there will be a surge in economic activities in the area. This will also lead to demand for real estate, both residential and commercial, in the area. In Kundli, just before Sonepat on NH-1A, a large industrial area has been developed and will have 825 non-polluting industrial units. The profile of entities in the industrial area will be a mix of cold storages units, cutlery making industries, rice exporters, and telecommunication device manufacturers, among others. Some of these companies include Magpie Cutlery, Osram Electricals, Shri Lal Mahal Rice and Lambda Eastern Telecommunications. Apart from these, the government is also developing a National Institute of Food Technology Entrepreneurship and Management (NIFTEM) institute in the area. The overall occupancy in the area at present is 75%. Now the government is planning to extend the township to the fifth phase, in which another 450 acre will be developed. The development work is already in progress. TDI City: As industrial activities have picked up in the area, a number of private developers have entered the market to develop residential real estate in Kundli-Sonepat. Taneja Developers and Infrastructure (TDI) are the largest developers in Sonepat, which is developing a township on 1,500 acre of land. The township offers plots of various sizes, right from 250 sq yd to 700 sq yd. A company spokesperson said 50% of the independent plots are greenery facing. The city has exquisitely designed expandable villas with classical architecture for people who want to opt for readymade luxury homes at an affordable price, the spokesperson said. Besides developing 7,000 plots, TDI is also constructing 2,000 apartments in the city in the first phase. In fact, the developer has plans to develop 6,000 apartments in region, in all phases.

TDI is also developing shopping malls — TDI Mall of 6,50,000 sq ft and Rodeo Drive of 5,50,000 sq ft — in the township.

Ansal API is developing three residential projects — Ansal Greenescape, Ansal Sunshine Country and Sushant City - in Sonepat. It is also constructing Highway Plaza Mall that caters to Indian families who are cash-rich, own vehicles, and hit the highway for frequent vacation.

Joining the bandwagon is Parsvnath Developers, which is also coming up with Parsvnath City in Sonepat. It will be a mega-residential township with a mall and a city center. Omaxe Developers has also a large project — Omaxe City — in Sonepat.
